Dubai’s real estate market in 2025 is experiencing significant growth, driven by strong investor confidence, innovative developments, and a surge in population. Here’s an overview of the latest trends and key projects shaping the city’s property landscape:


📈 Market Trends & Growth

Robust Transaction Activity: In Q1 2025, Dubai recorded over 42,000 property transactions, marking a 50% increase compared to Q1 2023. The total sales value reached AED 114.15 billion, with the average sale price climbing to AED 2.7 million. 

Population and Tourism Surge: Dubai’s population has surpassed 3.8 million, reflecting a 5% year-on-year growth. Additionally, the city welcomed 18.7 million overnight visitors in 2024, a 9% increase from the previous year. 

Rental Market Resilience: Average rents have surged in key districts, with Downtown Dubai experiencing a 20% increase, Palm Jumeirah 15%, and Dubai Marina 12% over the past year.  

🏗️ Major Developments & Projects

Chelsea Residences: In partnership with Damac, Chelsea FC is launching the world’s first football-themed residential towers in Dubai Maritime City. The £1 billion project will feature 1,400 sea-facing homes, a rooftop football pitch, and various Chelsea-branded amenities.

Trump International Hotel & Tower: The Trump Organization has unveiled plans for its first high-rise in Dubai, featuring the world’s highest swimming pool atop an 80-story tower. The development will include a five-star hotel and luxury residences, with completion expected by December 2031. 

Burj Azizi: Set to become the world’s second-tallest building at 725 meters, Burj Azizi will comprise 133 floors dedicated to residential, hotel, retail, and observation spaces. Construction commenced in 2025, with completion anticipated by 2030. 

Palm Jebel Ali Relaunch: Dubai has revived the Palm Jebel Ali project, aiming to house 35,000 families with luxury mansions and apartments. The development will add approximately 110 km of coastline and is expected to deliver its first properties by Q1 2028.

Dubai PropTech Hub: The city has launched a $1.2 billion PropTech Hub to accelerate real estate innovation, aiming to double the sector’s value to over AED 4.5 billion within five years. This initiative aligns with Dubai’s Economic Agenda D33 and Real Estate Sector Strategy 2033.
